If you are selling your home, the Energy Performance Certificate (EPC) is a mandatory part of the Home Information Pack (HIP). This is an EU directive in compliance with the Housing Act 2004 and the HIP Regulations 2007. An EPC will tell you how energy efficient your property is and the assessment can only be carried out by an accredited Domestic Energy Assessor (DEA)

From the 1st October 2008 an EPC must be made available to a prospective tenant of a rented property. In this case, an EPC is valid for ten years.

Perhaps you are not selling or renting, but would be interested in having an EPC to enable you to make energy efficient changes to your property. The EPC includes recommendations on ways to improve the energy efficiency of your home, saving you money and helping the environment.

The total fee for a complete energy assessment survey and provision of an EPC: 1 bed property - £55, 2 bed property - £65, 3 bed property - £75 4 bed property - £90, 5 bed or more - POA
